    What am I doing wrong???

Sounds like a bad burn or bad media. Try different media. I would recommend Taiyo Yuden.

It's usually the player and in some cases the type of disc.

If you get an newer, cheaper player they practically plays any types of discs. Try the disc in another player, it might work better.

I noticed Sony dvd players with the pivoting lasers or dual heads are better as they can track the information on the disc better. This is usually due to the fact that some disc are not all made perfect, hole in the middle is not central and as you play the disc, it's start from the middle and work it's way out, the little error become bigger and bigger until it cannot follow the track hence it stops and freeze !!
