I want to author a DVD with DVDLAB pro with a second audio track(commentary track) and subtitles. I read several topics here but i never was able to know how to create my own subtitles to DVD format. Also, I know how to put 2 audio tracks, but i want to make a "commentary track" to be heard above the other track, is that possible---

To create subtitles you need a subtitling program. Check out which formats DVD Lab Pro will accept, then look for them.
For the audio, I'd record the commentary without worrying about the original soundtrack first. Once you have it, you can load both up into either and audio program, or as seperate audio tracks in your favourite NLE, and do the mix down from there. That way you have better control over your levels, and can fade up the original track for emphasis if required.
