Blu-Ray Sound Gets Out of Sync when Played Back on Disk Player

I have a problem with nearly all of the 2D and 3D Blu-Ray disks I've created. The audio gets badly out of sync when played on the disk player in my home theatre. The audio gradually gets full second or more ahead of the video, and they do not have the problem when I play them on my computer.

Commercial 2D and 3D disks do not show this problem when played on the same hardware. I have swapped out almost every component to see if it fixed the problem, but it did not help. So, I concluded that it must be a problem with the video file format.

I think it may be compression or bitrate, but I don't know what to look for. I'm using MediaInfo to read the video file information but have no Idea, and I suspect it may be "Format profile: High@L4" or "Stereo High@L4."

Since I'm more proficient in the editing side of disk creation, I'm out of my depth with this problem.

What are the factors that can cause this? Hopefully, I may be able to change some of the parameters. I'd appreciate any answers/comments on where to look for the cause.

what program did you use to create the blu-ray disc ??

I'm using PowerDirector 19.

I often use DVDFab utilities to obtain and (re)encode video. I also run a lot of it through Topaz. and other tweaking utilities. - In any case, I always run the footage through PowerDirector into a standard h.264 or h.265 format before using PowerDirector to create the final ISO. - Unfortunately, PowerDirector doesn't have offer much format control when you get to creating a disk image.

But it CAN do 3D-BD. I do a lot of 3D conversion. - But please note that the audio/video sync problem happens regardless of 2D or 3D. And, I have the same problem creating ISOs on two different systems.
