    My ex's house was demolished by a tornado. The homeowner's insurance had lapsed and everything. The horror of it all.

    The homes here in Vegas went up 30-50% in value through 2004. My home is now worth nearly $400k. I got it for only $185k. $$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$ $$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$


    I'd have to move if I wanted another house. I couldn't afford a $400k home. I may move in a few years though before my son turns 5 and cash in on the equity. Move to Texas, buy a luxury home for $200k and take a few more classes in school. 8)

  7. There is a 3 bed detached up for sale over the road from me for £187,000. Its been on the market for a while though too expensive. Realistic selling price would be around £175k-180k.

    I bought my place in September, but I negotiated the price in January 04 (long story) I got it for £196k. I have been told by an estate agent friend that I could probrably get £225k for it now, probrably more when I finish all the work I am doing on it. Fitting a security system tomorrow.

    Don't want to move again though, very happy here.

    Yeah, moving sucks. Been in Vegas for over 2 years now, and not everything is unpacked. No need to unpack it all. But it's a pain in the a** trying to find something you did pack and need a couple years later. We know we're going to move at least one more time in the next 3-5 years. Vegas is great and all, but I only came out here for the housing boom to make a good buck. It's still booming, but at somepoint it'll slack off. I'm also getting bored with RealEstate. I happened upon the mortgage business by accident and it's stuck with me for wuite a while.

    My security system consists of a baseball bat & a wireless network cam. And the cam has dead batteries.

  10. Of course, does not do present owners any good. You only have to buy somewhere else at a stupid price when you sell. Unless of course you are selling up and not having to repurchase. Obviously it affects first time buyers the worst, it is almost impossible for a young couple to get on the propery ladder these days.

    You are looking at £140-£150k for anything decent in this area. Even with a young couple both out to work earning £15k each, thats still 5 times joint salary which is way beyond standard mortgage multiples.

    However, banks are becoming more lenient and accepting higher risk & DTI individuals. Problem is allowing the higher debt allows people to overextend themselves easier. This means more possible foreclosures in the future and that's not good for future housing markets.

    Yep, craig hit it spot on. i would be better off quitting work and knocking someone up as the state would provide us a house and pay the rent. as it stands i either have to save around £70K and can get a mortgage for the rest, rent a place - but have nothing to show for it - and not be able to save for a deposit, or wait for a housing crash. The market has slowed here recently, so hopefully prices will start to fall this year.

    What are houses like up north there, BJ_M? I haven't seen prices there for a while. Last time I saw 2 bed 2 bath for 1100 sq. ft. going around $180k Canadian. But that was way north in the York area, and that was quite a few years ago.

    As for the housing increase, it's like that all over the place. If there are 2 people making a collective income of $50k a year, that's about $5k a month. With a 45% debt vs. income ratio, that's allowing $2200 to go towards a house, not including revolving or installments debts. If you have student loans, credit cards, car, etc. You may be left with $1600-$1800. Nice if you can find a house for $180k-$220k with a 30yr. program and set up on an interest only or rate reduction program in the beginning. Many new people are just barely meeting those requirements. What happens when housing goes up in the future?

    But they're in Canadian. A million dollar home is like only $500k USD. Actually, Toronto has some really outstandingly high prices for homes. The values have always been high there. Of course you can always move to Scarborough. Your neighbor is 10 miles away, though. That could be a good thing, especially if he's the kind of guy who masturbates with the blinds open.

    Scarborough is kinda a dump if you ask me .. it is also part of toronto now ..

    that sounds about right ..

    parts of BC are #1 i think ... several out there over 15 million , ive seen as much as 35 million i can recall ..

    then parts of ontario(several areas) and montreal ....


    but these prices dont come close to NY prices ... though 15 million dont buy you much these days in NY .. at least here you get something
