I have 3 avi video files of 700MB each.
Want to burn them all on 1 DVD as data DVD with Toast.
However I want to have chapter markers (every 10 minutes will do) without having to
convert the video files into DVD, just keep them as avi files.
All posts on chapter markers indicate that the video file be converted into DVD-TS file which I don't want.

The short answer is you can't. AVI doesn't support chapter points. Some variants do - Divx will support chapter points if authored correctly and played back with a Divx Ultra certified player or the Divx software player. Otherwise, no chapters allowed.
