I have a new office space that I have to turn into a small conversation school. There needs to be a receptionist desk (High counter) and a lower counter to the side, so she can take time to explain things while sitting. There should be a small waiting room and 2 lessons rooms. These are tight quarters, so I am having a bit of a hard time figuring out what to do, so if anyone has time, any ideas would help. I've put up basically what the office looks like...remember...its empty now, so anything goes!!

I'll take that idea...see I am not the one that makes the final decision, its my business partner...everything I have come up with so far doesn't seem to do anything for him. Anyway, thanks for the idea!!

sure, no problem. hope you and your partner get everything worked out so that yall are both happy or at least in agreement.

As long as everything fits, I am happy. He was keen on getting the window view...although there were much cheaper, and bigger places available in the interior of the building.
EDIT:
Here's my best idea so far!!

looks good, you even fitted an additional room.
having the window view, in my opinion, will be just as effective as if it wasnt there. now if it was near the entrance door, then the window would be nice because then your clients who are waiting may enjoy the view.
anyways, looks like a good floor plan, glad you were able fit things nicely, hope your parnter feels the same.
alright
