I thought after rendering the sound would be synced with the rest but it isn't, there's an huge delay happening. How do I guarantee all of my sounds play at exactly the same time they should I play? I hope it's only the Pitch Shift effect doing this as I only used it on a channel, but im now paranoid if other effects do this too but more subtly. I use a couple of sounds sometimes layered on top of each other so they need all to play in sync to be snappy. Please help.

Are you checking the "Preserve Duration" option in the effect settings?
