Recently my pioneer is acting act and what a strange act. I appears that it can only read certain DVDs only and we're talking about original DVD. It seems like from my testing that it doesn't like Warner Bros., certain Columbia pictures, and Disney. Haven't tested Fox and Universal but it seems capable of reading overseas DVDs that are region free and independent companies like Lombar. It doesn't even recognized
DVD-Rs that are recorder from that machine. Does anybody have any idea on what the problem might be?

Do you mean "acting up"? There's no such thing as "acting act".
Anyway, I suspect a laser problem. Disney and Columbia both use bad sector copy protection on any DVD made in the last 5 or so years and it may be confusing your player if it's having trouble reading discs. DVD-Rs will have somewhat lower reflectivity than pressed commercial discs. Your choices are:
1) Junk it and buy a new recorder (if you live in North America you'll have few choices).
2) Send it off to Pioneer for an expensive repair.
3) Try adjusting the laser yourself. See here for a sort of guide on what you need to do:
