Memorex and Maxell DVD-RW problem

Whenever I tro to format/erase a Memorex or Maxell DVD-RW disc, it ends up becoming a coaster from a Pioneer AO5 DVD-RW Drive. Is the the media, or my burner? maybe its the software which I'm using to format

I've tried Pinnacle InstantWrite, Nero, and Stomp RecordNowMAX to try to format my DVD-RW's but none of them will

I'm using the Memorex DVD+RW's to test my DVD's.
2 issues.

1. After I do a quick erase, I might have to do it again because my program says there is info still on the disk.

2. My Apex500 DVD player wont read the very ending of the DVDs(last 2-3 minutes). But this might just be an incompatibility with +RW media and my DVD player.

I bought Memorex DVD+RWs from Circuit City yesterday and all of
them error out at 99% with nero on SonyDRU510A.

I tried other unknow DVD+RW today and it worked fine. Only the
Memorex DVD+RW is giving problems.

Any idea why this is happening?

Memorex DVD-RW don't work on my DW-U10A either. They were the first disk I tried I nearly returned the drive as faulty that was over a year ago. Obviously they have not changed.
